Code for Sustainable Homes
The Code is the national standard for the sustainable design and construction of new homes. The Code aims to reduce carbon emissions and create homes that are more sustainable and environmentally friendly.
It is now mandatory for all new homes to be rated against the Code and include a Code or nil-rated certificate within the Home Information Pack.
Building sustainable homes is more than just limiting carbon dioxide emissions and the code offers a six star grading system based on nine areas of sustainability. These are:

2. Water
3. Materials
4. Surface Water Run-Off
5. Waste
6. Pollution
7. Health & Well-being
8. Management
9. Ecology
On the 27 February 2008 the Government confirmed that a mandatory rating against the Code would be implemented for new homes from 1 May 2008.
Need to achieve a specific Code Level?
It is anticipated that most Planning Applications will require at minimum a Pre Assessment Report and possibly a full CSH Assessment at planning submission stage.
Achieving Levels 1 - 6 involves a three-step process:

1. Pre Assessment Report
2. Design Stage Assessment
3. Post Construction Stage
Pre Assessment Report
This is designed to help architects/designers in planning the new development. It will give mandatory levels that need to be met in order to achieve a certain code level and recommendations as to which other parts (non mandatory) of the code that can be used to meet the requirements.
Design Stage Assessment
Once full working drawings have been produced, a full design stage assessment can be carried to check at the design stage that the required code can be met. The Design Stage Assessment will also inform the developer of which records they will need to keep and maintain in order to comply and achieve the required code level once the development is complete.
Post Construction Stage
This will involve collating all the information required to be kept by the developer during the build, as well as "as built" Sap calculations, to give the development a finished Code Level Rating.
